AC-Maintenance In North Miami

Without AC Maintenance In North Miami HVAC Units Die Faster

Most people don't think of the unique challenge's North Miami AC owners face when caring for their air-conditioner. South Florida has some of the U.S.'s most humid climate and severe weather of the USA. A typical HVAC unit's life span is already shorter here due to the long AC season that keeps your AC running almost year round. In addition to heat and humidity, these systems face a barrage of storms, heavy rain and days of use back to back without rest. If a typical unit designed to last 15 years is installed here, its almost guaranteed that number will be reduced by as much as half. So many people ask "how long do these condensers last"? Unfortunately most seem to make 10 years old and not much more, we say, as that is what we see mostly (in S Florida). However, AC condensers with plugged coils and low refrigerant levels make up the majority of units we see dying before its time. Air-conditioning maintenance is a key factor especially in the extreme climate we face here in N Miami. A dirty condenser coil leads to the system's  refrigerant pressure running higher than normal. Compressors pumping against the higher pressure get hotter and draw higher current to do less cooling than if they were running clean and efficiently. Condensate drains back up quicker in hot humid climates due to build up of algae and bacteria etc. Yearly maintenance gives your HVAC system the best chance of living a full lifespan, and keeps your AC running efficiently, costing less to operate and providing more cooling capacity at the same time.

Professional Inspections : We perform a 3 step inspection for accurate system insights, not just another tune up

visual inspection of hvac system in a residential home

Visual Inspection

Visual inspection can tell the experienced technician alot about the system. How it was installed and was it done properly. Is the system ductwork sealed. Is it level? Does it look corroded and rusted indicating a water leak. When we look at the AC or refrigeration system, we are analysing it through the eyes of a trained professional. With a short glance we are identifying a whole list of possible issues that  may not be as easy to identify for the untrained eye.

Mechanical Inspection

Mechanical inspection is the next part of the inspection process. Once we identify and obvious visual problems, we then conduct mechanical inspection. This consists of oprning the HVAC unit and checking tolerances and for any loose or broken components. We look for fanblades that are out of spec causing vibration of the fan motor. We check compressor mounts for tightness. We take readings of air flow to see if the system is balanced, and this psart of the process is also when we check refrigerant pressure with guages.

Electrical Inspection

Eletrical inspection is the last part on the inspection process. Once we perform visual and mechanical inspections, finaly we perform a detailed eletrical analysis of the system. This consists of taking incoming voltage readings, compressor and fan motor voltage and amperage readings, and testing the system transformers and capacitors to ensure that all reading fall within normal values. Yhis is an important step and is crucial in identifying potential problems that might no have other wise presented themselvs. Lastly we check all safty devices such as pressure switches and cycling controlls to ensure that the system is protected from unsafe conditions. All readings are recorded and logged for future refrence.
